Q: What documents should I receive from the seller before closing?
A: Buyers must review the Declaration of Condominium, Articles of Incorporation,Bylaws, Rules and Regulations of the Association, and the most recent year-end financial report. Failure to know the terms of these documents is not a defense. You are urged to read them carefully before purchasing.
A: You should be given (1) a key to the unit, (2) a mailbox key, (3) a key to the clubhouse, and (4) a clicker to open the back gate.
A: Each unit is entitled to one (1) vote. See Article 7.3 of the Declaration of Condominium, Article 3.3 of the Bylaws and Article 5 of the Articles of Incorporation.
Q: WHAT RESTRICTIONS EXIST IN THE CONDOMINIUM DOCUMENTS ON MY RIGHT TO USE MY UNIT?
A: See Amended and restated Declaration of Condominium of Oakhurst Article X, Restriction upon Use (page 10 of 20 for a complete description):No use other than single family residence; no commercial, professional or business use is permitted; not permitted to change the appearance of any exterior surface unless with the approval of the Board of Directors; make use of a unit in violation of laws or ordinances; divide or subdivide a unit; lease less than the entire unit for a period of less than 12 months; park commercial vehicles, trucks, boats campers, trailers, mobile homes or similar vehicles; permit any person under the age of 45 to reside in any unit - at least one person of 55 years or older must be a permanent occupant; have dogs in excess of 30 pounds.
A: All owners are allowed to attend Board meetings. Renters are notallowed. Board meetings are monthly except for July, August, and December.
Q: WHAT RESTRICTIONS EXIST IN THE CONDOMINIUM DOCUMENTS ON THE LEASING OF MY UNIT?
A. Units cannot be rented for less than one year. Also, an owner must own the unit for 18 months before it can be leased. Potential lessees are required to pass a background check. See Articles 10 and 11 of the Declaration of Condominium for a complete description.
Q: HOW MUCH ARE MY ASSESSMENTS TO THE CONDOMINIUM ASSOCIATION FOR MY UNIT TYPE AND WHEN ARE THEY DUE?
A: Assessments are due in four (4) equal quarterly payments in the amount of $1,986 for calendar year 2026, subject to change for 2027 when the final 2027 budget is adopted. Payments are due at Casey Management on or before January 1, April 1, July1 and October 1. Late payments are subject to fees and interest charges.
Q: DO I HAVE TO BE A MEMBER IN ANY OTHER ASSOCIATION?
A: No.
Q: AM I REQUIRED TO PAY RENT OR LAND USE FEES FOR RECREATIONAL OR OTHER COMMONLY USED FACILITIES OR FEES TO A COMMUNITY DEVELOPMENT DISTRICT (CDD)?
A: No.
Q: IS THE CONDOMINIUM ASSOCIATION OR OTHER MANDATORY MEMBERSHIP ASSOCIATION INVOLVED IN ANY COURT CASES IN WHICH IT MAY FACE LIABILITY IN EXCESS OF $100,000? IF SO, IDENTIFY EACH SUCH CASE.
A:No.
A: Unit owners can park their vehicles in their garage or driveways. Overnight on-street parking is prohibited. Guests may park on the street so long as the road is not blocked for emergency vehicles. Pickup trucks are not allowed on the driveways overnight and may park in the clubhouse parking area. No boats, motorhomes, motorcycles and similar items are allowed.
